Proposed Substitute House Bill 1245. H-1021.1/23. Increasing housing options through lot splitting.

Current status: HB 1245 will be discussed and voted by the House Representatives by March 8 and, if passed, will proceed to the Senate.

Summary of Substitute Bill:

“By July 1, 2024, cities planning under the GMA may not prohibit, within a residential zone that allows for the development of detached single-family residences, the splitting of a single residential lot into two residential lots if:

the resulting lots are at least 1,500 square feet
the resulting lots are at least 40 percent of the size of the original lot…” (continue to read provisions in Bill Summary, page 2)
