House Bill 1245

Proposed Substitute House Bill 1245. H-1021.1/23. Increasing housing options through lot splitting.

Current status: HB 1245 will be discussed and voted by the House Representatives by March 8 and, if passed, will proceed to the Senate.

Summary of Substitute Bill:

“By July 1, 2024, cities planning under the GMA may not prohibit, within a residential zone that allows for the development of detached single-family residences, the splitting of a single residential lot into two residential lots if:

  • the resulting lots are at least 1,500 square feet

  • the resulting lots are at least 40 percent of the size of the original lot…” (continue to read provisions in Bill Summary, page 2)
